Where are you?

Someplaces are hidden across the Hudson Valley, with every year being a little different: some locations may be ninety minutes away from Manhattan and close to Beacon, while others are further up in the Catskills or beyond.

The Hudson Valley is extraordinary, and staying in one place for a longer period is the best way to explore everything it has to offer. Our first estate—no longer offered to the public—was in Marlboro, which is home to 14 vineyards and half a dozen distilleries. We've since discovered new private estates to explore living in the Hudson Valley. Spend your days exploring our neighboring farms, hiking beautiful trails along the Mohonk Preserve, eating fresh farm-to-table meals, and visiting nearby towns like Beacon, Woodstock, Kingston, or Rhinebeck.

Each question below is generalized across our offerings, but each experience is unique to itself + we encourage you to ask more when reaching out.

What do we need to bring?

Nothing at all. But some loved ones are always a good idea. For some locations, like our Highland site, golf clubs are a good idea. In the former Cairo site, hiking boots were always advised.

Food. Will we go hungry?

Hardly. You're in the Hudson Valley. The culinary gravity produced by the Culinary Institute of America (CIA) means you can source nearly anything.

How much does leasing an estate cost?

Because we are a small collection of bespoke estates, every single lease is individually curated for our guests. Pricing varies greatly and your staff of caretakers are experts in executing any vision.

I've seen photos of horses. Are the horses just for show?

Not at all. Someplace Upstate is a collection of working farms. Any of the livestock, crops, or flowers associated with any particular estate serves a bona fide farm.

Although the Marlborough location, with the equestrian facility at its heart, is retired from public offerings, each estate has its own set of agricultural activities at the center of their lifestyle.

Are the pools open?

Absolutely. If the estate has it, the pool is open. Each pool is open for serious recreation all summer long. Our retired Cairo property featured a famously oversized pool paired with an exceptional sound system. Laze on a pool float. Lounge on the sun deck. Nap in the cabana. Come on in, the water's great.

Do I have to book a whole Estate?

Not at all. Each lease we offer is uniquely allocated across the particular property leased, which we carefully design to meet your vision. One sprawling estate is enormous, offering over 800 acres. A wandering feast along a brookside meadow before retiring to the family house for drinks? No problem. Carve out any one or more areas of your estate and we will bring your dream to life.
